I've been buying houses since 2005.
In 2011 I ran acquisitions for a hedge fund. Called every seller in town. Offered on everything that moved on the MLS.
Door knocking. Direct mail. TV spots. Radio.
Bandit signs. Pay-per-click. Facebook.
Bought every list there is.
Then 1800 2 SellHomes-Tulsa. Worked there from 2018. Bought the franchise in 2020. Ran it until 2025.
There's exactly one thing on that list I never did.

Where it actually goes wrong
A seller fills out your form at 9:14 at night. You see it at 7:40 the next morning. By then he's filled out two more, and one of them answered at 9:15.
Most investors quit at touch two. The deals live at touch five through nine — not because those touches are magic, but because that's when the seller's situation changed and yours was the name still on the screen.
Both are free to fix. Neither one requires you to spend another dollar on leads.

Two assumptions, both stated: half your dropped leads were real and reachable, and a properly worked lead closes at 3%. Argue with either one and the number moves — but it doesn't move to zero, and that's the whole point.
